What the card allows, and who needs it

The DLD lists “private real estate management” beside “real estate management”. Two cards, two audiences.

In our course, the private card is for managing a single owner’s portfolio within the DLD rules. The real estate management card is for managing property for owners in general. If you are unsure which one fits your licence, ask the DLD before you apply.

The DLD lists the issuance fee at AED 500 and requires a good conduct certificate from Dubai Police. No one may practise before obtaining the card, and it stays valid as long as the trade licence.

The DLD publishes no test format for this card. Compare with the Real Estate Management card, or see the RERA broker exam guide.

What the preparation covers

Seven in ten questions of our mock exams are about leases. The rest is about the owner’s duties in a building.

Module 1: leases and tenants

Contracts, Ejari and rent increases. Law No. 26 of 2007: a written lease signed by both parties and registered, a refundable deposit, 90 days’ notice to change terms or not renew. Decree No. 43 of 2013 sets the increase by band.

Disputes and eviction. Eviction for non-payment 30 days after notice. Law No. 33 of 2008: eviction at expiry on listed grounds needs 12 months’ notice, and the Rental Dispute Centre handles disputes.

Module 2: the owner’s duties

Service charges, maintenance and records. Law No. 6 of 2019: service charges need RERA approval, and the reserve fund sits in a separate account. The lesson also covers keeping records, which the DLD ethics principles list as preserving documents.

Module 0 and mocks

A free preview lesson on the card and its conditions, a 15-question diagnostic, then two timed mocks with a score by topic.

Worked example: how much can the rent go up?

A flat rents for AED 80,000. The rental index average for similar units is AED 106,000, so the rent is about 25% below the average. That falls in the 21–30% band of Decree No. 43 of 2013: an increase of up to 10%, so AED 8,000, and a new rent of up to AED 88,000. The exam asks the band, then the sum. The figures here are illustrative.

Three confusions for a private manager

Private card or management card. Read who the person manages for. One owner’s own portfolio points to the private card.

Ejari or the lease. The lease is the contract. Ejari is its registration, with its own fee: AED 100 plus AED 10 and AED 10 online, or AED 120 plus a partner fee of AED 95 plus VAT at a trustee centre.

Own use and re-letting. An owner who retakes a property for own use cannot re-let it for 2 years if it is residential and 3 years if it is not. Do not swap the two periods, and do not confuse them with 90 days or 12 months.

How the preparation works

Four lessons. Sums and notices, drilled.

Comprehension mode lets you read any practice question, its options, hint and explanation in French, Arabic, Hindi, Urdu, Russian or Chinese. Terms such as Ejari and Rental Dispute Centre stay in English, with their meaning in your language.

How study languages work

  1. Lessons with sources

Each rule names the law it comes from.

  2. Explained questions with a hint

Six practice quizzes. The hint removes two options, and the explanation shows the working.

  3. Two timed mocks

Our own format: 40 questions in 60 minutes, no hints, no translation. The DLD publishes no format for this card.

  4. A readiness score by topic

We train you to 75%, a practice target and not an official pass mark.

Questions

More answers in the full FAQ.

Does a landlord who manages his own flats need this card?

That depends on the DLD rules for your case. The DLD lists the activity as a practice card; ask the DLD whether your situation needs it. We prepare the test, we do not decide who needs the card.

Is the private course shorter than the management course?

Yes: four lessons against six. It leaves out the broader management chapters and keeps tenancy law and the owner’s duties.

Is a test published for this card?

No. The DLD gives no question count, duration, pass mark or exam languages for it.

Can I read the rent examples in Urdu or Hindi?

Yes. Hindi, Urdu, Arabic, French, Russian and Chinese are available for questions, hints and explanations.
