The RERA exam in short

What to remember

  • It is the exam for the DLD Real Estate Broker practice card. People call it the “RERA exam”.
  • The DLD lists AED 700 for the exam, plus a AED 10 knowledge fee and a AED 10 innovation fee, plus an ERES fee of AED 50 + VAT. The card itself is AED 500.
  • The DLD publishes no question count, no duration and no pass mark. Guides report 50 to 70 questions, 1 to 2 hours and 70% to 75%. Treat those as reports, not rules.
  • Three groups are exempt from the exam: applicants over 55, brokers with 5 consecutive years in the same office, and start-up licence holders.
  • The card is renewed every year on Trakheesi or the Dubai REST app, after an annual test.

RERA is the Real Estate Regulatory Agency. Under Law No. 4 of 2019, it licenses real property activities, registers practitioners and issues their cards. The DLD publishes the service pages, the fees and the forms. That is why a DLD exam is called the “RERA exam”.

Who needs the broker card

The DLD is clear on one point: no one may practise a licensed real estate activity before registering and obtaining the card. If you list, sell or lease property for clients in Dubai, that includes you.

You are starting out

You need the Real Estate Broker card. This page and the step-by-step guide are for you. The exam is part of the route.

You already hold the card

You do not sit the broker exam again. You pass an annual test to renew. See broker card renewal.

Your activity is different

Mortgage, management, consulting, registration and valuation each have their own card. Find yours in all preparations.

The DLD issues practice cards for thirteen activities. On this site they are grouped into twelve preparations. The card’s validity is linked to the validity of the trade licence, so a lapsed licence affects your card.

The steps, from zero to broker card

Six steps, in the usual order. The longer guide gives a source for each.

How to become a real estate agent in Dubai

  1. Take the training step

The DLD training page lists its sessions. They are conducted in English only. Check there what your card needs.

  2. Prepare the exam

Study the laws and the DLD forms, then train with timed questions. A plan of 4, 6 or 8 weeks works for most people.

  3. Apply and sit the exam

You apply through the DLD service for issuing a practice card and pay the exam fees listed below.

  4. Get the good conduct certificate

The DLD asks for a good conduct certificate from Dubai Police.

  5. Receive the card

Your brokerage applies for the card, which carries your BRN. Its validity follows the brokerage’s trade licence.

  6. Renew every year

Pass the annual test, then renew on Trakheesi or the Dubai REST app.

What the DLD charges

These are the figures the DLD lists, checked on 28 October 2026. We add nothing to them.

The exam lines add up to AED 770 before VAT. With the AED 500 card fee, that is AED 1,270 before VAT on the ERES line. That total is our addition, not a DLD figure. Training and the brokerage’s trade licence are separate costs that this table does not cover.

Our preparation costs $40 (AED 149), about one fifth of the exam lines alone. See every fee, with sources

What the DLD publishes about the format, and what it does not

Many sites state a question count and a pass mark as if the DLD had set them. On the pages we checked, it has not.

Published by the DLD

  • The fees listed above
  • The three exemptions
  • The good conduct certificate and the link to the trade licence
  • That renewal needs the annual test
  • That its training sessions are in English only

Not published

  • The number of questions
  • The duration of the exam
  • A pass mark
  • The retake rules
  • The languages of the exam

Read guides with care

Third-party guides disagree: about 50 to 70 questions, 1 to 2 hours, 70% to 75%. They also say the exam is offered in English and Arabic. We cannot verify any of it. If a site gives you one fixed number, ask for its source.

What we do instead is explicit. Our mock exams use 50 questions in 60 minutes, and we ask for 75%. That is our training format and our target, not an official rule. 75% sits at the top of the range guides report, so it leaves you a margin on the day.

The topics tested, module by module

The DLD does not publish an exam syllabus on the pages we checked. Ours follows Dubai’s property laws and the DLD Real Estate Brokerage Practice Guide.

The weights are those of our mock exams. They are not set by the DLD.

Three traps that cost easy marks

  • Forms. Form F is between buyer and seller. Form A is with the seller’s brokerage, Form B with the buyer’s broker, Form I between two brokerages.
  • Notice periods. 90 days to change terms or not renew a lease. 12 months to evict at expiry, by notary public or registered mail.
  • Oqood and title deed. Oqood belongs to the interim register of off-plan units. The title deed belongs to the main register.

Training, exemptions and retakes

Training

The DLD training page lists sessions conducted in English only. Our preparation does not replace that training. It prepares you for the exam that follows.

Exemptions

The DLD lists three: applicants over 55 years of age, brokers with 5 consecutive years of service in the same real estate office, and holders of a start-up licence.

Retakes

The DLD does not publish retake rules. Third-party guides say you can resit and pay the fee again. Confirm with the DLD before you rely on it.

Renewal: the annual test

Passing the broker exam is the start. The card must be renewed every year.

The DLD renewal service requires that you have passed the annual test to practise the brokerage profession. You renew on Trakheesi or the Dubai REST app. The service is automatic and takes about 5 minutes, and you receive an e-card. The DLD FAQ lists a renewal fee of AED 520 and a certificate of a continuing education course.

How to prepare: our method

Measure, learn, check, simulate. You always know what comes next and what still costs you points.

Most candidates do not lack knowledge. They mix up two close rules on the day, so every explanation says why the right answer is right and why the trap is wrong.

In your own language. You can read any practice question, its options, its hint and its explanation in French, Arabic, Hindi, Urdu, Russian or Chinese. Mock exams stay in the exam language, as on test day. How it works

  1. Diagnostic

Thirty questions from every topic, no hints. It is a starting point, not a verdict.

  2. Lessons and quizzes with hints

Short lessons citing the law, then quizzes. First a pointer to the rule, then two options removed.

  3. Review what you missed

Your mistakes come back after 1, 3, 7 and 14 days until you know them.

  4. Mock exams

50 unseen questions, 60 minutes, no hints, no translation, 75% as the target. Your score by topic follows.
