Under Law No. 26 of 2007, what happens to a dispute about a tenancy contract that was never registered?
Registration is a condition for the authorities to act on a lease.
See the answer and explanation
Correct answer: B. Lease contracts must be registered, and courts and government bodies may not hear disputes on unregistered contracts (Law No. 26 of 2007, art. 4). Ejari is how leases are registered in practice.
Unless the lease says otherwise, how much notice must a landlord give before the lease expires to change its terms, such as the rent?
This is the notice for amending terms, not for eviction.
See the answer and explanation
Correct answer: C. A party who wants to change the terms or not renew must give notice at least 90 days before the lease expires, unless otherwise agreed (Law No. 26 of 2007, art. 14, as amended by Law No. 33 of 2008). Twelve months is the eviction notice at expiry.
A landlord wants the tenant to leave at the end of the lease because he intends to sell the property. How must he give notice?
Eviction at expiry needs a longer notice and a formal channel.
See the answer and explanation
Correct answer: B. For eviction at the end of the lease on a ground the law allows, such as selling the property, the landlord must notify the tenant at least 12 months before the eviction date, through a notary public or by registered mail (Law No. 26 of 2007, art. 25(2), as amended by Law No. 33 of 2008).
A tenant renews a lease. The current rent is 25% below the average rent of similar units in the RERA rental index. What is the maximum increase allowed?
Find the band of the gap: up to 10%, 11–20%, 21–30%, 31–40%, more than 40%.
See the answer and explanation
Correct answer: C. A gap of 21% to 30% below the index average allows at most 10% (Decree No. 43 of 2013, art. 1). Up to 10% below: no increase; 11–20%: 5%; 31–40%: 15%; more than 40%: 20%.
An off-plan project is 85% complete. The buyer stops paying and does not respond to the DLD’s 30-day notice. What may the developer do?
Above 80% completion the developer has the most options.
See the answer and explanation
Correct answer: B. Above 80% completion, Article 11 of Law No. 13 of 2008, as amended by Law No. 19 of 2017, lets the developer keep the contract and claim the balance, request a public auction through the DLD, or terminate and retain up to 40%. Below 60% with work started, the cap is 25%.
A seller and a buyer sign a sale of a ready apartment but never record it at the DLD. What is the status of the transaction?
Under Dubai law, registration is what makes the transfer effective.
See the answer and explanation
Correct answer: B. Transactions that create, transfer, amend or extinguish real property rights must be recorded in the property register; otherwise they are not valid (Law No. 7 of 2006, art. 9). The DLD is the only entity authorised to register them.
Under Law No. 8 of 2007, where must a buyer pay the instalments for an off-plan unit?
The law protects buyer money by keeping it tied to one project.
See the answer and explanation
Correct answer: A. Buyer payments go into the project’s escrow account, which is dedicated exclusively to building that project (Law No. 8 of 2007, art. 9). Each project needs its own account.
According to the DLD broker card service page, which applicant is exempt from the broker exam?
The exemptions are about age, long service in one office and start-up licences.
See the answer and explanation
Correct answer: B. The DLD lists three exemptions: applicants over 55, brokers with 5 consecutive years of service in the same real estate office, and start-up licence holders.
Once the completion certificate is issued, what share of the escrow account must the escrow agent keep back?
It is a small retention, kept after completion.
See the answer and explanation
Correct answer: A. The escrow agent must retain 5% of the total value of the escrow account after the completion certificate (Law No. 8 of 2007, art. 14).

One form is with the seller’s broker, one with the buyer’s broker, one between brokers. Which one is left?

What your score means
Ten questions give you a direction, not a verdict. The DLD publishes no pass mark, so we use 75% as a training target.
Look at the topics, not only the total. A good total can hide a weak area, such as leasing or jointly owned property. Run the test again on that topic only, with the buttons above the questions.
Keep a margin. You do not know the exam questions in advance, and they may be harder than ours on the day.
