The good conduct certificate
It is issued by Dubai Police. The DLD lists it as a condition for the card. Apply for it early, so that it is ready when your brokerage files your application.
Step by step · Dubai broker card
To become a real estate agent in Dubai, you need the Dubai Land Department (DLD) Real Estate Broker practice card. You get it through training, the RERA exam, a good conduct certificate and a brokerage whose trade licence backs your card. Here are the steps in order, with the DLD source for each.

First, try the free practice test.
One rule frames all of them: no one may practise a licensed real estate activity before registering and obtaining the card.
Short version
Pick the card. Find a brokerage. Do the training. Pass the exam. Get the good conduct certificate. Receive the card and your BRN. Renew it every year.
The DLD issues practice cards for thirteen activities. Brokerage for clients is the Real Estate Broker card. Others cover mortgage, management, consulting, registration and valuation. See all cards.
The card’s validity is linked to the validity of the trade licence. In practice, a licensed brokerage applies for your card with you.
The DLD training page lists its sessions. They are conducted in English only. Check the page for what your card needs.
AED 700 plus fees, unless you are exempt. The DLD publishes no pass mark, so prepare to 75%.
The DLD asks for a good conduct certificate from Dubai Police.
Card issuance is AED 500. The card carries your broker number, the BRN.
Pass the annual test, then renew on Trakheesi or the Dubai REST app. Renewal guide.
We list only what the DLD states on its pages. The service page shows the full checklist for your case, so read it before you apply.

RERA Exam is independent of the Dubai Land Department and RERA. Rules and fees can change: the DLD pages prevail.
It is issued by Dubai Police. The DLD lists it as a condition for the card. Apply for it early, so that it is ready when your brokerage files your application.
Your card does not stand alone. The DLD links its validity to the validity of the trade licence. If the licence lapses, your card is affected. Before you change brokerage, check the position on the DLD service page.
Your BRN is the number of your broker card. You can check it on the DLD verification service. The brokerage office has its own number, the ORN. Exam questions often ask you to tell the two apart.
The DLD publishes no question count, duration or pass mark for the broker exam.
Guides report 50 to 70 questions and 70% to 75%. We cannot verify those numbers, and we do not present them as rules. So we train in a format we define openly: 50 questions in 60 minutes, with 75% as the target.
Most people need between four and eight weeks of regular evenings. If you have no property background, plan eight. If you already work in a Dubai office, four can be enough for the legal topics. Take the free practice test first: it tells you which plan to choose.
| Plan | For |
|---|---|
| 4 weeks | You work in Dubai property and know the forms |
| 6 weeks | You know the market, not the laws |
| 8 weeks | You are new to property, or study in a second language |
The DLD lists three. If one applies to you, you do not sit the broker exam.
The exam tests what you will do on your first listing. Three rules from the DLD Real Estate Brokerage Practice Guide show how close the two are.
Form A is between the seller and the brokerage, for marketing. Form B is between the buyer and the broker. Form F is between seller and buyer, as the sale agreement.
An advert needs a Trakheesi permit, and the permit number must appear on it. A listing without it breaks the rules from day one.
The guide sets ten principles, among them honesty, privacy, integrity and protecting the contracting parties. Expect scenario questions on them.
Each of these has a lesson and quizzes in the study program.
