Who may value property, and on what conditions

This is the dearest card on the DLD list: AED 5,000, against AED 500 for the others. It also has a training route.

A trainee evaluator trains for one year at a RERA-approved office. The evaluator card needs an experience certificate of at least 2 years for UAE nationals, or 5 years for expatriates. The DLD also asks for a good conduct certificate from Dubai Police. The card stays valid as long as the trade licence.

The DLD service page, checked on 28 October 2026, publishes no test for either card: no question count, duration, pass mark or languages. The DLD page does not publish a syllabus either. Our course follows the standard valuation methods, and says so. Law No. 4 of 2019 is the base for the cards: RERA registers practitioners and issues their cards.

What a valuer must know

Methods weigh 50% of our mock exams. Standards, the report and ethics weigh the other 50%.

Module 1: valuation methods

The comparison approach. Comparable sales, adjustments and reconciliation.

The income and cost approaches. Capitalisation, the basics of discounted cash flow, and depreciated replacement cost.

Module 2: standards and reports

Standards and the report. Recognised valuation standards, bases of value, what a report must contain and the assumptions it states.

Valuer ethics and independence. Independence, conflicts of interest and liability.

Module 0 and mocks

A free preview lesson on the two cards, a 15-question diagnostic from the whole bank, then two timed mocks with a score by topic.

Worked example: adjust the comparable

A comparable flat sold for AED 1,200,000. It has a renovated kitchen that the subject flat lacks, worth AED 60,000. You adjust the comparable down to AED 1,140,000, because you are asking what it would have sold for without the kitchen. The subject is never adjusted. The figures here are illustrative.

Three confusions in valuer questions

Evaluator or trainee evaluator. They are two cards. The trainee route is a year of training at a RERA-approved office. The experience certificate (2 or 5 years) belongs to the evaluator card.

Price or value. A price paid is a fact about one deal. A value is an opinion at a date, on a stated basis. The exam asks you to name the basis before you state a figure.

DLD or RERA. The DLD lists the cards and takes the fees. RERA, under Law No. 4 of 2019, registers practitioners and issues their cards. Training offices are RERA-approved. Ask who does what.

How the preparation works

Method first, then the report, then the clock.

Comprehension mode lets you read any practice question, its options, hint and explanation in French, Arabic, Hindi, Urdu, Russian or Chinese. Valuation terms keep their English form, with their meaning in your language.

How study languages work

  1. Lessons with sums

Each approach has a worked calculation you can redo.

  2. Explained questions with a hint

Eight practice quizzes. The hint names the approach. The explanation shows the working.

  3. Two timed mocks

Our own format: 40 questions in 60 minutes, no hints, no translation. The DLD publishes no format for these cards.

  4. A readiness score by topic

We train you to 75%, a practice target and not an official pass mark.

Questions

More answers in the full FAQ.

Does the course replace the year of training?

No. The trainee route is a year at a RERA-approved office, as the DLD lists it. We help you prepare for knowledge questions. We cannot give you the training or the experience certificate.

Is there a published exam for the valuer cards?

The DLD service page lists the cards and their conditions, and publishes no test format. Our mocks are our own training format.

Why is the fee AED 5,000?

We do not know the DLD’s reasons. The service page lists AED 5,000, plus AED 10 knowledge fee and AED 10 innovation fee, for the evaluator card.

Which valuation standards does the course use?

The standards lesson covers recognised valuation standards, bases of value and report contents. The DLD does not publish a syllabus, so check what your office requires.
