What the card allows, and who needs it

“Mortgage broker” is its own activity in the DLD list of practice cards. It is not the same card as the Mortgage Consultant, and it is not the real estate broker card.

The activity is arranging property finance between clients and lenders. If that is your job, the DLD rule applies to you: no one may practise a licensed activity before registering and obtaining the card.

The DLD lists the issuance fee at AED 500 and asks for a good conduct certificate from Dubai Police. The card stays valid as long as the trade licence.

The DLD publishes no test format for this card. If you also sell property, see the RERA broker exam guide. If you advise rather than arrange loans, see the Mortgage Consultant card.

What the preparation covers

Two competencies: registering and releasing a mortgage (55% of our mock exams), and duties to the client and conduct (45%).

Module 1: mortgages in Dubai law

Registering and releasing a mortgage. Registration with the DLD, its effects, and release on repayment. It rests on Law No. 7 of 2006: the DLD is the only entity authorised to register real property rights.

Selling a mortgaged property. The sale with a mortgage: liability letters, settlement, no-objection certificates and the transfer.

Module 2: clients and banks

Duties to the client. Disclosure, conflicts of interest, client data and fees. Law No. 4 of 2019 gives RERA the job of registering practitioners and investigating complaints.

Finance basics. Loan-to-value, instalments and fee arithmetic as practice questions use them. We teach the sums, and no regulatory limits we cannot source.

Module 0 and mocks

A free preview lesson on the card and its scope, then a 15-question diagnostic. At the end, two timed mock exams with a score by topic.

Three confusions in mortgage questions

Mortgage broker or mortgage consultant. They are two cards. The question tells you which activity the person performs. Do not answer for the wrong card.

Liability letter or no-objection certificate. One document is about what is still owed to the bank. The other is about consent to go ahead. A sale with a mortgage needs the right document at the right step.

DLD or RERA. The DLD registers property rights, including the mortgage. RERA registers practitioners, issues their cards and investigates complaints. The roles are different, and the exam asks who does what.

How the preparation works

Learn the sequence of a financed sale, then drill it.

Comprehension mode lets you read any practice question, its options, hint and explanation in French, Arabic, Hindi, Urdu, Russian or Chinese. Finance vocabulary is the hardest part in a second language, so each term keeps its English form and gets its meaning in yours.

How study languages work

  1. Lessons in the order of a deal

Approval, registration, sale, settlement, release. Each step names its law or document.

  2. Explained questions with a hint

Arithmetic questions show the working. Rule questions show the source.

  3. Two timed mocks

Our own format: 40 questions in 60 minutes, no hints, no translation. The DLD publishes no format for this card.

  4. A readiness score by topic

We train you to 75%, a practice target and not an official pass mark.

Questions

More answers in the full FAQ.

Does the course give mortgage limits and interest caps?

No. We state no regulatory figure that we cannot source. The finance lesson teaches the arithmetic, so you can solve any question that gives its own numbers.

What does the DLD publish about the test?

For this card, nothing on the question count, duration, pass mark or languages. Do not trust a site that gives you exact figures without a DLD source.

Do I need the broker course first?

No. This course stands alone. If you also sell or lease property, add the Real Estate Broker preparation, or take All-Access.

Can I read the questions in Hindi or Urdu?

Yes. Hindi, Urdu, Arabic, French, Russian and Chinese are available for questions, options, hints and explanations. Mock exams stay in the exam language.
