What the card allows, and who needs it

“Private real estate sale and purchase” is a separate activity in the DLD list of thirteen. It sits apart from the real estate broker card.

The name points to sale and purchase for one’s own account, as against brokering for clients. We teach it that way, but the DLD decides who needs the card and what it allows. Check the DLD service page for your case.

The DLD lists the issuance fee at AED 500 and requires a good conduct certificate from Dubai Police. Nobody may practise a licensed activity before obtaining the card, and it stays valid as long as the trade licence.

The DLD publishes no test format for this card. For the standard broker route, see the RERA exam guide.

The forms, laws and rules it covers

Sales agreements and transaction models weigh 65% of our mock exams. Ethics, advertising and AML weigh 35%.

Module 1: transactions

Sales agreements and the four models. The DLD guide’s standard contracts: Form A (seller and brokerage), Form B (buyer and broker) and Form F (seller and buyer). Then the four transaction models and the transfer.

Off-plan resales and Oqood. Law No. 13 of 2008: an off-plan disposition not entered in the interim register is void. Law No. 8 of 2007 keeps buyers’ payments in the project escrow account.

Module 2: conduct

Ethics, advertising and AML. Advertising needs a Trakheesi permit, and its number must appear on the advert. Law No. 4 of 2019 gives RERA the approval of advertising content. Anti-money-laundering duties include goAML reporting.

Module 0 and mocks

A free preview lesson on the card, a 15-question diagnostic from the whole bank, then two timed mocks with a score by topic.

The ten ethics principles in the DLD guide

Fair treatment, respect, privacy, honesty, quality, integrity, commitment to society, protecting contracting parties, preserving documents, and respecting DLD regulations. Questions describe a behaviour. You name the principle it breaks.

Three confusions in private sale questions

Form F or Form A. A private sale between two parties is the sale agreement: Form F. Form A is the seller’s marketing agreement with a brokerage. A question that names the buyer and the seller only is about Form F.

The permit or its number. Having a Trakheesi permit is not enough. The permit number must appear on the advert. A beautiful advert without it is the wrong answer.

Oqood or title deed on a resale. A unit still off-plan is in the interim register. A completed one is in the main register with a title deed. The register decides which rules apply.

How the preparation works

Four lessons. One form, one register, one rule at a time.

Comprehension mode lets you read any practice question, its options, hint and explanation in French, Arabic, Hindi, Urdu, Russian or Chinese. Form names stay in English, so you recognise them on the day.

How study languages work

  1. Lessons with sources

Each rule names the law or the DLD guide it comes from.

  2. Explained questions with a hint

Six practice quizzes. The hint names the form or register. The explanation shows why the neighbour rule fails.

  3. Two timed mocks

Our own format: 40 questions in 60 minutes, no hints, no translation. The DLD publishes no format for this card.

  4. A readiness score by topic

We train you to 75%, a practice target and not an official pass mark.

Questions

More answers in the full FAQ.

Can I sell my own property without any card?

That is a question for the DLD. It lists the private sale and purchase activity as a practice card and says nobody may practise a licensed activity before obtaining the card. We do not rule on your case.

Is a test published for this card?

No. The DLD gives no question count, duration, pass mark or languages for it.

Is the course narrower than the broker course?

Yes. It leaves out leasing and jointly owned property. For those, add the single modules or take All-Access.

Does the course teach adverts?

Yes. The conduct lesson covers the Trakheesi permit and the permit number on the advert, with practice questions on adverts that break the rule.
