What the cards allow, and who needs them

The DLD list holds two related activities: “real estate registrar” and “real estate services registrar”. They are two cards. This course prepares both, in one programme.

The audience we have in mind is the people who work in registration trustee centres. What each card allows in detail is for the DLD to say, so read its service page before you apply.

The DLD lists AED 500 for each card and a good conduct certificate from Dubai Police. Nobody may practise before obtaining the card, and it stays valid as long as the trade licence.

The DLD publishes no test format for either card. Brokers meet the same registration rules in the RERA exam guide.

The laws and procedures it covers

Transfers weigh 60% of our mock exams. Powers of attorney, companies and inheritance weigh 40%.

Module 1: registration procedures

Transfer of ownership. The documents, the identity and authority checks, and the fees. Law No. 7 of 2006: the DLD is the only entity authorised to register real property rights, and an unrecorded disposition is not valid.

Mortgage registration and release. Registering and releasing a mortgage, and how the process meets the banks.

Module 2: special cases and conduct

Powers of attorney, companies and inheritance. Transactions through a representative, corporate owners and heirs. We keep to verified facts here and say when a rule is outside them.

Conduct, confidentiality and AML. Conduct rules and anti-money-laundering reporting, including goAML.

Module 0 and mocks

A free preview lesson on the two cards, a 15-question diagnostic, then two timed mocks with a score by topic.

Law No. 13 of 2008 is the base for the interim register, which sits beside the main register.

Three confusions at the trustee centre

Interim register or main register. An off-plan unit is entered in the interim register (Oqood). A completed property is in the main register, with a title deed. The documents and the effect of the entry differ, so find the register first.

Two Ejari fees. Online, Ejari costs AED 100 plus AED 10 and AED 10. At a trustee centre it is AED 120, plus a partner fee of AED 95 and VAT. A question that names the channel wants the matching fee.

Who registers. Under Law No. 7 of 2006 only the DLD registers real property rights. A question about what happens at the centre is not a question about who holds the registering power.

How the preparation works

A checklist mindset, built question by question.

Comprehension mode lets you read any practice question, its options, hint and explanation in French, Arabic, Hindi, Urdu, Russian or Chinese. Case wording matters, so learn the English terms first, then check them in your language.

How study languages work

  1. Lessons in the order of a file

    Documents, identity, authority, registration, release.

  2. Explained questions with a hint

The hint tells you which check applies. The explanation tells you what a missing document means.

  3. Two timed mocks

Our own format: 40 questions in 60 minutes, no hints, no translation. The DLD publishes no format for these cards.

  4. A readiness score by topic

We train you to 75%, a practice target and not an official pass mark.

Questions

More answers in the full FAQ.

Is the trustee the same as the registrar?

The DLD lists “registrar” and “services registrar” as two activities. Our first lesson sets out what we know of each, from verified facts only. The DLD decides the detail.

Does the course cover inheritance?

It covers heirs as owners in a transaction, from verified facts only. It does not teach inheritance law in general.

Is a test published for these cards?

No. The DLD gives no question count, duration, pass mark or languages for them.

Do I need the broker course too?

Not for this card. If you also sell property, add the Real Estate Broker preparation, or take All-Access.
